I’ve got some great tips for buyers today. Although it’s still a seller’s market out there with a lot of multiple-offer situations, there are some things you can do to make your offer stand out among the rest.
The most important thing you can do is make sure you’re pre-approved. Whether you’re working with a mortgage lender, banker, or broker, make sure you have all your documents in order and that you’re fully underwritten. You need to have enough funds to close escrow and budget for extra costs such as utility bills, maintenance, and other fees like sewer and garbage.
As far as your offer itself, make sure it’s clean, strong, and has terms and conditions that aren't too constricting. Sellers might need a little more time to move, so asking the listing agent what the seller’s needs are is a great way to help your offer stand out.

When I write an offer for a buyer, I like to present it in person to build rapport with the agent. I also like to get my clients to write a letter to the property owner that talks about the property and how much they like it.
